Elm Town Design, LLC will produce a full set of design documents including a cover page, foundation plan, floor plans, elevations, door and window schedules, a minimum of one section drawing, and at least one rendering of an interior area. The minimum current charge for plans is fifty cents per square foot of the entire house HVAC area plus the following areas. An unfinished basement, foundation, deck, or porch area will be billed at twenty cents per square foot. If the basement is finished it will be billed at the same rate as the other HVAC areas. There are no electrical, plumbing, or HVAC plans included with these prices.
Elm Town Design LLC reserves the right to adjust the price at the initial consultation based on job complexity.
An initial fee of 10% of the approximate total cost must be paid at the initial consultation.
Drafting fees must be paid upon delivery of plan. Upon payment of drafting fees Elm Town Design, LLC will provide four complete copies of the final plan. Further color copies can be made, if requested, at the rate of $3.50 per sheet.
You, the Customer, understand that Elm Town Design, LLC is not an engineering firm and therefore assumes no responsibility for any design failures or costs resulting, either directly or indirectly, from the drawings we provide. Customer is responsible to consult with a qualified professional engineer, architect, and builder to verify the structural integrity, dimensions, materials, and design details of the drawings before proceeding with construction.
The liability of Elm Town Design, LLC, if any, is limited strictly to a refund of the amount paid by the Customer under this Agreement and no other damages, whether in contract or in tort, in law or in equity are available to Customer.
Changes to construction documents or miscellaneous drafting after the initial adjustments will be billed at the rate of $55.00 per hour.
Preliminary or final drawings that are canceled before completion will simply be billed to you, the Customer, at the rate of $55.00 per hour.
